Why This Exists

Problems every operator
in your industry shares.

These are documented patterns across senior living and home health operations nationwide — not assumptions about your business.

01
Documents arrive faster than they get processed.
Across mail, email, fax, scanner, and phone-camera capture, a 10-community senior living group plus a home health operation handles roughly 500 documents per day — invoices, state notices, clinical paperwork, vendor correspondence, HR forms. Most of it routed by hand. Most of it filed inconsistently. Most of it un-searchable later.[1]
02
Calls and emails go unanswered while staff handle paperwork.
Healthcare admin staff spend an average of 34 hours per week on manual administrative tasks. A family that calls and emails without a response in 36 hours becomes an occupancy risk — and neither phone nor email systems flag the cross-channel gap.[2]
03
Financial irregularities surface weeks too late.
Without automated oversight, organizations lose between 0.5% and 1% of operating spend to undetected leakage — duplicate vendors, billing anomalies, timing irregularities. By the time the monthly report arrives, the money is gone.[3]
04
Different buildings run different systems — with no unified view.
Census, maintenance, communications, and compliance all live in separate tools. Ownership has no single screen showing what's happening across all 20 buildings right now — let alone across both organizations.
05
When the surveyor walks in, the answers are scattered across three filing cabinets.
Hospice and assisted living face escalating documentation requirements. OIG audits have recovered $3.4M, $10.5M, and $42.3M from individual hospice operators for documentation failures. Every required action needs to be enforced, logged, and produced on demand — or the audit becomes a refund.[4]
What This Gives You

Three pillars.
Owner-language outcomes.

Not a list of modules. Not a list of features. Three commitments — in the language an owner would actually use to describe what changed.

Pillar 01
Money Is Accounted For.
Every dollar that enters or leaves both companies is tracked, verified, and explainable. No silent losses. No mystery numbers. No surprises at month-end.
Pillar 02
Nothing Gets Dropped.
Every task, message, lead, and handoff has an owner and a clock on it. If something is late, ignored, or mishandled, you see it immediately — and the operation scales without adding payroll.
Pillar 03
You're Always Audit-Ready.
Every required action is enforced and logged automatically. When the state surveyor walks in or a family asks the hard question, the answer is already on record.
The narrative spine: Pillars 1 and 3 protect what already exists — revenue, compliance, reputation. Pillar 2 enables what comes next — growth without proportional payroll. Different work, different tone, by design.
Who Builds This

Not a vendor.
Not a platform.
A person you already know.

You write one check. Everything downstream — equipment, staffing, payroll, taxes, software, and system management — runs on our end. Zero HR overhead for you.

  • Tue + Thu dedicated to Absolute
  • Friday alternating — by operational need
  • Direct line to ownership — no account managers, no tickets
Support
1 Systems Administrator
A dedicated systems coordinator supports both organizations — monitoring dashboards, handling escalations, and supporting staff daily. Employed by Obai Sukar LLC. All employer obligations — payroll taxes, workers' compensation, benefits, payroll processing — are managed on our end. You carry none of it.
  • Monitors dashboards and surfaces exceptions daily
  • First point of contact for building staff questions
  • Escalates system issues to Obai directly
  • Fully managed by Obai Sukar LLC — not your HR burden
  • Onboarding site visits: 2–3 days per building during rollout
Data posture: Patient health information is processed on-premise on Mac Studio hardware that you own, with a HIPAA Business Associate Agreement framework in place. Your data never leaves your buildings.
What This Is Worth

A modeled range.
Validated against your data.

Industry benchmarks from Google Cloud / Harris Poll 2024, the Carefeed 2025 operator survey of 185 senior living groups, and published intelligent document processing research (2025) indicate consistent ranges of recoverable admin capacity, faster collections, reduced overtime, and avoided compliance liability when operations are unified through an intelligence layer.

Applied to a 10-community senior living group plus a home health operation at typical document volume, that translates to $400K–$600K annually in recoverable admin capacity and avoided liability.

Actual Synergy-specific numbers will be measured against baseline during the 90-day trial using your document volume and your labor rates — not a brochure quote, not a hypothetical case study, not someone else's average.

Sources Behind The Range
Google Cloud / Harris Poll, October 2024 — healthcare administrative burden survey (n = 1,405 healthcare staff)[2]. Carefeed Survey of 185 Senior Living Operators, 2025 — 85% saved 10+ staff-hours per week per community[5]. Sensetask / Databricks / OPEX intelligent document processing benchmarks, 2025 — $8–$12/document savings, 200–300% first-year ROI[6]. ACFE Report to the Nations 2024 — 0.5–1% spend leakage without automated controls[3]. OIG hospice compliance audits (Professional Healthcare $3.4M, Mission Hospice $10.5M, Palm Beach $42.3M)[4].

Proof of Capability

Anything that can be visualized
can be built.

Every item below was built, deployed, and is live. This is not a pitch from someone who learned about this industry last week.

TechTown Damascus
Tech hub media & digital infrastructure
Full media production, IT consulting, and digital systems for one of the region's leading innovation centers. Campaign design, content production, and operational systems running simultaneously. ↗ techtown.obaisukar.com
Fatoora — operational since 2024
AI document processing & invoice extraction — live
A working system that scans, classifies, and routes financial documents today. Built as proprietary IP. Demonstration available during technical review.
Reachware — Riyadh, Saudi Arabia
Saudi Arabia's leading iPaaS — Obai serves as part-time lead of the technical creative team and R&D contributor
Reachware is the leading Integration Platform as a Service in the Middle East — 300+ enterprise clients, $3M funded by Sadu Capital, Best iPaaS Company in the Middle East 2024. Direct competitors are MuleSoft and Software AG. Obai contributes to R&D and technical creative direction — integration architecture, automation tooling, and client deployment processes across hundreds of enterprises. Enterprise-scale integration discipline is exactly what this proposal applies to your operations.

Synergy and Absolute would be the first senior living operators to deploy a system at this scope — which means direct founder attention, not a junior implementation team assigned to a portfolio account.
Karazah Channel
762K subscribers. 333M+ views.

The Offer

A funded diagnostic.
Then a Year 1 build.

No vague trial. No unbounded scope. The 90-day trial produces three discrete artifacts. Year 1 builds three additional capabilities scoped from what discovery actually finds.

The Trial · 90 Days
Funded Diagnostic
$30,000
total — both companies, paid up front
  • Mail & Mobile Document Intelligence, live in production across both organizations. Physical scanner pipeline, phone camera capture, screenshot intake. AI classifies into three buckets: Finance & Invoices / Clinical & Compliance / Operations & HR. Invoices auto-extracted and pushed to QuickBooks through a review queue. Full immutable audit log.
  • Discovery Findings Report. Written document for ownership covering what's working, what's leaking, where the highest-value automation sits, staff adoption landscape, and integration friction map.
  • Custom 12-Month Roadmap. Scoped, prioritized Year 1 build plan. Tailored from discovery data, not a template. This is the artifact that shapes Year 1.
Year 1 · Build
Annual Partnership

Terms of Engagement

How this works
in practice.

On Presence
Dedicated days. One central base.
Monday and Wednesday plus Friday mornings are Synergy's — 2.5 days. Tuesday and Thursday plus Friday afternoons are Absolute's — 2.5 days. Fridays split by operational priority, confirmed weekly.
One office. Both organizations.
Rather than splitting time between separate offices and context-switching physically, the preference is one central workspace serving both organizations simultaneously. You designate one internal champion at Synergy and one at Absolute for system access and data connections. We handle everything downstream.
On Structure
One check. Zero overhead.
A 1099 contractor relationship. Obai Sukar LLC handles everything downstream — the systems administrator's wages, employer taxes, workers' compensation, payroll processing, equipment procurement, and software subscriptions. You review a line-item breakdown, approve the budget, and write one check. No employer-of-record burden. No equipment tracking. No compliance paperwork on your side.
Data architecture
Patient health information and sensitive financial data are processed on-premise on Mac Studio hardware that you own. A HIPAA Business Associate Agreement framework is in place. Your data never leaves your buildings.
On Scope
Infrastructure. Not clinical management.
Obai manages the digital infrastructure layer — connectivity, data surfacing, system integrations, and alert routing. Medication management remains with your existing clinical systems and your nursing team. Nurse-call clinical accountability remains with your team. The dashboard surfaces data. Your staff acts on it.
What this engagement is not
This is not a job application. I am not returning as an IT Director, a department head, or an employee. I am an outside specialist brought in to solve specific problems — and to leave systems that outlast the engagement.
Payment Terms
ACH within 5 business days.
All invoices due within 5 business days of issue via ACH transfer. Admin payroll pass-through invoices issued monthly follow the same terms.
Late Payment
1.5% monthly on overdue balance.
Invoices unsettled within 5 days accrue a 1.5% monthly late fee. Persistent late payment triggers a contract review. IP and system access remain with Obai Sukar LLC until accounts are current.
SWOT Analysis

Honest assessment.
No spin.

Strengths
Built specifically for these two organizations on the systems your teams already use — not a generic SaaS platform.
Document intelligence already operational as proprietary IP — demonstrated, not promised.
13-year relationship with Zak. No ramp-up. No trust-building required.
One-check model — zero HR overhead, zero equipment management, zero payroll compliance for ownership.
Patient health information processed on-premise on hardware you own. HIPAA BAA framework in place.
Weaknesses
Single-person technical delivery.Mitigation: All systems fully documented and exportable. Admin provides daily continuity. Code and architecture belong to you. If Obai is unavailable for an extended period in the first 90 days, the deployment timeline shifts — that is the real risk, managed through documentation discipline and admin coverage, not pretended away.
First senior-living deployment at this scope.Mitigation: This is the trade-off — you get direct founder attention and a system tailored to your operation, not a junior implementation team running a templated playbook on a portfolio account. The trial exists precisely to surface what doesn't translate from prior work, before any annual commitment.
Admin capacity has a ceiling as Absolute's dispatch scope activates.Mitigation: A dedicated Absolute coordinator is the natural Year 2 staffing step — sized at that point, not now.
Opportunities
Senior living AI automation is pre-commodity. Building now is a 2–3 year competitive advantage before it becomes table stakes.
Sage and PointClickCare launched AI modules in Q1 2026 — confirms the direction, not a threat. Generic platforms can't replicate a system built from the inside.
First-mover license opportunity. If this system commercializes after Year 1 outcomes are measured, Synergy and Absolute have first right to participate as referral or licensing partners. Commission terms defined at that stage. IP and system ownership remain with Obai Sukar LLC.
Threats & Mitigations
Engagement ends — what happens to the system? All data is exportable. All architecture documented. Client-owned hardware stays. You walk away with everything that runs at your sites.
Regulatory changes (CMS, HIPAA, Michigan LARA).Architecture designed with healthcare data handling in mind: on-premise processing for sensitive data, role-based access controls, complete audit logs, encryption at rest and in transit. BAA framework reviewed with your counsel before deployment.
Investment doesn't deliver expected value. The 90-day trial exists for exactly this. Documented evaluation against measured baselines before any Year 1 commitment.
The Point

Systems built specifically
for your two companies.

"Every system I have ever built has outlasted the project it was built for.
This one will too."

What Comes Next

Year 1 is shaped
by what discovery actually finds.

The 90-day trial isn't just a deployment. It's a structured discovery engagement that produces the artifact that shapes Year 1: a custom 12-month roadmap built from your data, not a template.

During the 90-Day Trial
Discovery Findings Report
Written document for ownership: what's working, what's leaking, where the highest-value automation sits, staff adoption landscape, integration friction map. Delivered alongside the live document intelligence module. This is the artifact that justifies the Year 1 number — because the roadmap is custom to Synergy, not a list a peer could reproduce.
At the End of the Trial
Custom 12-Month Roadmap
Three additional capabilities, scoped and prioritized from discovery data — selected by what your operation actually needs, not by a generic activation sequence. This roadmap is the artifact that shapes Year 1's $150K build, scoped against your measured baseline.
At the End of Year 1
Outcome Report & Year 2 Scope
Documented evaluation against the trial baseline: what was built, what it produced, what's next. Year 2 is renewable, scoped from measured outcomes — not estimated upside. The system grows with what's actually working.
Your Role as First Mover
Licensing partnership opportunity
If this system commercializes after Year 1 outcomes are measured, Synergy and Absolute have first right to participate as referral or licensing partners. No additional investment required. You helped build it. You benefit from it. Commission structure defined at that stage. IP and system ownership remain with Obai Sukar LLC.
